Estimation of additional dwelling units 14:36:45 using 14:36:48 ARC GIS. 14:36:55 As well as Frazier fathers. Okay 14:36:59 . So if you live in Canada for the past few years, I'm 14:37:02 pretty sure you're aware how difficult it is to buy or 14:37:07 rent homes in recent years and we think that having 14:37:10 additional dwelling units could help to kind of 14:37:14 alleviate that problem by providing a more affordable 14:37:19 housing for many. This specific project, we can focus 14:37:23 on the detached ADU. ADU must be self-contained which 14:37:28 means it has to have a kitchen as well as a bathroom 14:37:32 So the main purpose for this is again, to estimate the 14:37:34 available area 14:37:38 for an ADU for the City of Windsor and to see if that 14:37:43 specific area follows the city bylaw in order to have an ADU 14:37:47 book on it. In order to do that, we develop 14:37:51 a (indiscernible) ARC GIS 14:37:54 in calculating this area. Using publicly available data 14:37:58 sets. Having a public available that's one of the 14:38:02 focus of this because we kind of, in the FUTURE, we 14:38:06 would like to extend this project and aa ply it in 14:38:10 different cities in Canada. The three main of use is the 14:38:13 road network as well as the land parcels and the 14:38:17 building footprint. In most cities that we saw, they 14:38:22 should be available in the open data catalog of 14:38:26 the city. You should be able to apply this model like in 14:38:32 other cities. And then before kind of inputting those 14:38:35 in the model, we first kind of process specifically the 14:38:40 land parcel as well as the building footprint where we 14:38:43 focus on the residential land use. So meaning that 14:38:48 parcel should contain a detached or townhouse building 14:38:51 . And then the building parcel should be at least 18 14:38:58 18 meters in area and also the building should be, the 14:39:04 largest house or the largest building footprint represents 14:39:09 the main house. So, without going like in detail, 14:39:12 the nitty-gritty of the model 14:39:18 , the model we develop is the GEO processing command as 14:39:21 union, join creating the buffer in order to create 14:39:25 the polygons that depicted this gross area of the ADU. 14:39:30 For each of the parcels in the City of Windsor. And this 14:39:33 is like, I guess, again, without kind of discussing 14:39:38 the entire model, so this is the UI of that model builder 14:39:41 . I don't know if you can se my cursor. The first three 14:39:45 are the inputs. So we kind of want 14:39:48 to to define like what would be the building foot 14:39:53 print, the parcel and the start line. It's the road 14:39:57 that (indiscernible). And one of the important input as 14:40:02 well, we want to group these parcels as well as the 14:40:07 building footprint by street , see where it belonged to. 14:40:11 It's important to find the street names and as well as 14:40:15 the fund age or the buffer from the street to the very 14:40:19 edge of the building. So in this case, we're showing the 14:40:24 the 25 meters away from the street. And the offset 14:40:26 distance from the back of the house and from the fence, 14:40:29 this is specifically define for the City of Windsor. So 14:40:34 because based on the bylaw, it must be 2.5 meters away 14:40:39 from the fence. I'm sorry, from the back of the house and 14:40:45 at least 1.2 meters from the fence. This is specifically 14:40:50 applied for the City of Windsor. So, after running 14:40:53 the model, like I guess, what we did was, we need to 14:40:57 validate if the results actually make sense 14:41:00 . Doing multiple spot checks and many different 14:41:04 areas of the city. It's kind difficult because there's 14:41:09 about more than 6 to 6000 individual parcels in the city 14:41:14 . All we can do is take like a specific area, I think 14:41:17 what we did was 20 different areas and focus on that. 14:41:21 Manually kind of look into them. What are 14:41:26 the area, the created area makes sense. From there, we 14:41:29 found that in some instances that the area that has been 14:41:33 created is less than 15 years. And that's quite too small to 14:41:37 be livable. So for those estimated areas, we simply 14:41:41 drop them and assume that it's not possible to have an ADU 14:41:46 for a special parcel. From there, we found that 94% 14:41:52 of that 66 thousand parcels are able to house an ADU. And 14:41:57 here's like a simple map to show what I mean by that. So 14:42:01 I guess the slashes are the ADU area while the primary 14:42:06 building or the main house are the rose color. Not all 14:42:09 of them have the secondary building which is the detached 14:42:13 garage or a really big shed I guess. And then the blue 14:42:20 one would represent the center line or the road. So, 14:42:25 we know that, not all of those ADU can house like an 14:42:31 actual ADU. It's because of specific bylaws passed by the 14:42:35 city. But by doing that, based on the bylaws, there's a 14:42:37 there's a mandatory requirement and I'm not going 14:42:40 to go through all of them but for the mandatory 14:42:44 requirements, in order to have an ADU in that area, the 14:42:48 parcel must be located in the residential zone as well as 14:42:52 the house should have like a single detached, semide/ 14:43:00 semidetached or a tow dwelling. The ADU must be 14:43:07 be smaller than the main house . While the other criteria 14:43:11 are focused on the size of the ADU. Based on that, we kind 14:43:14 of create a category for those parcels which is green 14:43:18 yellow and red. Green meaning all those cry tiers I just 14:43:24 showed, all of them are met. Yellow only met some of them 14:43:27 as some of the minor ones are violated. It means that it's 14:43:30 still possible to have an ADU but it's not possible to 14:43:35 have a detached ADU. For the rent parcels, we're 14:43:39 not allowed to have an ADU there and there's about 44% 14:43:43 of those are green while 40 are quell low and 15% are 14:43:48 red.
